Testimonials

“I had no idea that these programs existed or that I could afford to own a home. You helped me with over $23,500 in down payment assistance, and a very affordable 6% fixed rate mortgage loan. Your help was priceless!”

Mary L.

“We had been trying to purchase a home for years, but with limited credit and no down payment, we just didn’t qualify. I was so pleased when I found out that there were programs which helped us become home owners. If we hadn’t called you, we would still be renting. We are now living the American Dream, thanks to you and your wonderful organization.”

Forever Thankful, Sam and Maria R.

“I wanted to let you know that we are enjoying our first home more than you can imagine! I am so happy that we are now building equity every month instead of paying rent! We were surprised that we became Home Owners so easily. Thank you for helping us with the first time home buyer program and always looking out for our best interest, it really did make the difference!”

Happy Home Owners, Barry and Melinda G.

Qualifying

Almost any U.S. citizen (or permanent resident alien) 18 years or older who meets certain credit and income criteria may qualify for our Home-N-5 Program. If you have no credit, are uncertain about your credit score, or need credit assistance, we can definitely help.

Here are the basic qualifying components that are taken into consideration when applying for our Home-N-5 program:

  1. Stable employment over the past two years

  2. Adequate income to meet all monthly obligations including other fixed debts

  3. Other outstanding debts that you may have such as credit cards, auto or personal loans

  4. Meet minimum program credit and score requirements

  5. Have available cash reserves (savings) equal to 2 months mortgage payments

Remember, qualifying is tailored to suit each borrower's unique situation

Credit Requirements
As a general rule, we look for a credit score of 620 or better. There are certain exceptions as each borrower may have compensating factors that may positively offset a lower credit score rating, which are reviewed on a case-by-case basis. If you have no credit or past credit problems but otherwise meet program requirements, alternative credit and credit report repair is available through reputable companies or through non-profit organizations in your community. Our goal is to make certain that you are properly qualified, including acceptable credit and manageable monthly debt payments.
